The deal, in plain words

Who we are

BookDirectSetup is operated by ChristyBuilds, a sole proprietorship based in Arizona (christybuilds.com). When these terms say "we" or "us," they mean ChristyBuilds. "You" means the host who buys a package. You can reach us anytime at hello@bookdirectsetup.com or (928) 455-8885. Calls are answered 24/7 by an AI assistant that takes messages for us.

1. What you're buying

A one-time setup package (Key, Deed, or Estate) and any optional add-ons you choose, as described at checkout. You pay once for these. There's no required monthly fee to us.

The Autopilot plan is optional and billed monthly. You can cancel it anytime. Canceling takes effect at the end of your current month, and we don't give partial refunds for the rest of that month.

2. Refunds and revisions

If you cancel before we start building your site, you get a full refund.

Once your build has started, we'll work with you on revisions to get it right, and any refund is at our discretion. Two rounds of revisions are included.

There are no refunds after your site is delivered and you've approved it.

3. What you're responsible for

Permits and taxes. You handle your short-term rental permits or licenses and the lodging taxes on bookings through your own site. See section 4.

Your rental agreement. The agreement we give you is a template and a starting point, not legal advice. Have a local attorney review it before you rely on it.

Platform rules. You follow the rules of Airbnb, Vrbo, and any other site you list on. That includes never messaging their guests to move a booking off their platform.

Your content. You have the right to use the photos, text, and logos you give us, and you're responsible for them.

Your Stripe account. Guest payments go to your own Stripe account. You're responsible for that account, its processing fees, and any refunds or disputes with your guests.

4. Taxes

You're responsible for knowing, collecting, and paying all taxes that apply to your rental, including state, county, and city lodging taxes (in Arizona, that includes TPT).

Any tax figures in our tools are estimates based on the rates you confirm for your property. We don't file taxes or give tax advice. Check with your city, county, or a tax professional.

5. What you own

Your guest list, your content, and your Stripe account are yours. On Deed and Estate, so is your domain, registered in your name.

On Key, your site lives at a bookdirectsetup.com address (like yourplace.bookdirectsetup.com). It stays live, free, for as long as BookDirectSetup operates. You can add your own domain anytime.

6. Other companies we rely on

Payments are handled by Stripe, under Stripe's own terms. Your site also depends on other companies, like Stripe, Airbnb, Vrbo, and the services that sync your calendars. We aren't responsible for their outages or for changes they make, but we'll help you work around them when we can.

7. No promise of bookings

We build the tools to take direct bookings. How many you get depends on your marketing, your property, and your market, so we can't promise any number of bookings.

8. Limit on our liability

If something goes wrong, our total liability to you is limited to the amount you paid us.

9. Changes and governing law

We may update these terms. If we do, we'll let you know by email before the changes apply to you. These terms are governed by the laws of the State of Arizona.
